Cost should not be a factor in the decision whether or not to have a physical inspection. You might save many times the cost of the inspection if you are able to have the seller perform repairs based on significant problems revealed by the inspector. The knowledge gained from an inspection is well worth the cost.

Winterization Services

Basic Service: Includes winterization or de-winterization of a home up to 3,000 square feet which includes 2.5 baths and one water heater.

Service includes:

Shut off electricity/gas to water heater
Shut off main water supply
Remove water from supply lines
Remove water from toilets
Add antifreeze to all waste traps

$225 for the Basic Service

Additional Services:

Each Additional 1000 square feet
Well system

Home Weatherization

Level 1 Audit

Blower door testing and thermal imaging: Blower door written report and points of air leakage located and documented. Thermal imaging written report will identify missing insulation, air leaks and items of concern not visible to the naked eye.

Level 1 audit price: $400.00

Level 2 Audit This audit includes all items of the level 1 audit plus:

1. Service inspection of HVAC and water heater. HVAC service addresses cracked heat exchangers, electric elements and efficiency of your equipment. Water heater service addresses water heater settings, burner/element operation and efficiency.

2. Pressure testing of the HVAC duct systems to identify leakage that affects the system's ability to perform as designed.

Level 2 audit price: $800.00

Level 3 Audit This audit includes all items of the level 1 & 2 audits plus:

1. Site built work order of the materials and labor required to address the issues identified in the level 1 & 2 audits. With this information you will be able to choose the issues you wish to address.

2. Telephone consultation with you or contractors hired to perform the corrective actions and improvements.

3. Final audit of completed work within 60 days of the initial audit. ($400.00 value)

Level 3 audit price: $1,200.00

Additional Services The following items are priced as additions to the level 1, 2, & 3 audits:

1. Interim audit—this is an audit designed to assess the work that has been done but not complete. The price for this service is $200.00.

2. Final audit—this is an audit of completed repairs and improvements. The price for this service is $400.00.

3. Home inspection—basic full home inspection by a state licensed home inspector. The price for this service is $250.00.

4. Additional appliances—each audit includes 1 HVAC system and 1 water heater. Each additional HVAC system or water heater is $50.00.

5. Size of home—additional fees for homes 4,000 Sq. Ft. or larger may be assessed.
